We walk the exterior and accessible common areas of your property on a schedule you set. We're looking for anything that affects the physical condition of the property: visible damage, signs of leaks, exterior wear, landscaping issues, safety hazards and anything that looks different from the last visit.
Every visit is documented with dated photos as we go, not reconstructed afterward from memory.
A photo report is sent to you, organized by area, within one business day of the visit. If we confirm a scheduled visit and don't deliver the report within one business day, your next visit is free under our Documentation Promise.
Most landlords find out about a problem when it's already expensive: a small leak becomes a ceiling repair, a loose railing becomes a liability claim. A scheduled outside eye on the property catches issues while they're still small and gives you a documented record over time.
