A handyman fixes things after you know something's wrong. We're the layer before that: the recurring visits, the contractor access, the documentation that tells you a problem exists before it gets expensive. Many of our clients keep their existing handyman or vendors; we coordinate access and scheduling around them rather than replacing them.
A property manager typically takes over leasing, tenant placement, rent collection and a percentage of your monthly rent in exchange. If you want to keep control of those decisions, but still want reliable local support for the physical side of ownership, that's exactly the gap Tunza fills. We don't touch your tenants, your leases or your rent.
Yes. Living nearby solves the distance problem, not the time problem. A scheduled visit, a documented photo report and a contractor meeting still take real hours out of your week even when the property is five minutes away. Some of our clients live close by and use Tunza specifically to get those hours back.
Tunza is built around scheduled, recurring support, not 24/7 emergency response. As part of onboarding, every client receives an Emergency Information Sheet with owner contacts, vendors, access instructions and escalation steps, so you and your tenants know exactly who to call and what to do if something urgent comes up outside of a scheduled visit.

No. We do not provide real estate brokerage, leasing, tenant placement or rent collection services. Those decisions and relationships stay entirely with you.
No. You're welcome to use your own preferred vendors; we coordinate access and scheduling around them. If you don't have a vendor for a specific issue, we can suggest options, but you approve and engage every vendor directly.
We back our recurring services with two guarantees. Under the Documentation Promise, if we confirm a scheduled visit and don't deliver your photo report within one business day, your next visit is free. Under the Access Reliability Promise, if we confirm a contractor access appointment and fail to arrive during the agreed window, that appointment's fee is waived.
We currently have capacity for up to 10 properties across North Jersey. That limit is intentional so every property gets consistent, personal attention rather than being spread across an unlimited client list.
