Tunza Property grew out of our own experience owning and self-managing rental property in North Jersey, not out of a background in brokerage or property management.
We didn't set out to build a company. We set out to solve our own problem.
As self-managing landlords, we ran into the same friction every owner runs into: a contractor needs access in the middle of a workday, a property needs a condition check but it's a thirty minute drive away, a small maintenance issue needs a phone call, a follow-up, and someone to confirm it actually got done.
None of that requires a broker, a property manager, or a middleman collecting a percentage of rent. It requires someone reliable to show up locally, document what they find, and follow through. So we built our own systems for our own properties: a standard way to check condition, a standard way to document it, a standard way to coordinate contractors without losing a day of work.
Once our own systems were running smoothly, the next step was obvious: other self-managing landlords in North Jersey were dealing with the exact same friction we had. Many of them didn't want a full-service property manager, they wanted to keep control of their tenants, their leasing decisions and their finances. They just wanted the physical, on-site work handled by someone they could trust to document everything and show up when they said they would.
That's what Tunza Property is: the operational layer of ownership, run the way we'd want it run on our own properties, applied to a limited number of other owners' properties as well.

Tunza Property provides property support, documentation and vendor coordination services. We do not provide real estate brokerage, leasing, tenant placement, rent collection, legal, engineering, code inspection or licensed trade services. Property owners approve and engage independent vendors directly.
We review every application personally and have capacity for up to 10 properties across North Jersey.
