Why turnover is where things get missed

Turnover is a short, compressed window with a lot of moving parts: cleaning, repairs, painting touch-ups, rekeying, and a final check before the next tenant moves in. Missing one step, a lock that didn't get changed, a wall that didn't get touched up, costs more time later than it would have taken to catch upfront.

How we coordinate it

We work from our Turnover Readiness Checklist, a structured list of the operational steps between tenants. We coordinate scheduling for cleaning, painting and lock changes with vendors you select and approve, track what's been completed, and do a final walkthrough with a photo report before the unit is ready to list again.

How it draws on your plan

Turnover Coordination is part of your plan, not a separate unlimited pool of work. Each discrete repair or vendor workstream during a turnover counts toward your monthly routine maintenance coordination allowance: 2 on Essential, 4 on Plus. A contractor access appointment needed during a turnover uses your included allowance where you have one, or is billed at your plan's add-on rate. A separate final walkthrough uses your monthly property condition visit if you choose to spend it there; otherwise it is an additional property visit at your plan rate.

What this is not

We coordinate the process; we don't perform cleaning, painting or locksmith work ourselves, and we don't handle leasing, tenant placement or lease paperwork. We don't advertise the unit, set rent, negotiate lease terms, screen applicants, select tenants, prepare leases, collect deposits or decide security-deposit deductions. Property owners approve and engage vendors directly for the work itself.
