Tunza Property grew out of our own experience owning and self-managing rental property in North Jersey, not out of a background in brokerage or property management.
We didn't set out to build a company. We set out to solve our own problem.
As self-managing landlords, we ran into the same friction every owner runs into: a contractor needs access in the middle of a workday, a property needs a condition check but it's a thirty minute drive away, a small maintenance issue needs a phone call, a follow-up, and someone to confirm it actually got done.
None of that requires a broker, a property manager, or a middleman collecting a percentage of rent. It requires someone reliable to show up locally, document what they find, and follow through. So we built our own systems for our own properties: a standard way to check condition, a standard way to document it, a standard way to coordinate contractors without losing a day of work.
Why we opened it up to other landlords
Once our own systems were running smoothly, the next step was obvious: other self-managing landlords in North Jersey were dealing with the exact same friction we had. Many of them didn't want a full-service property manager, they wanted to keep control of their tenants, their leasing decisions and their finances. They just wanted the physical, on-site work handled by someone they could trust to document everything and show up when they said they would.
That's what Tunza Property is: the operational layer of ownership, run the way we'd want it run on our own properties, applied to a limited number of other owners' properties as well.
What we believe
- Documentation over assurances. A photo report tells you more than a phone call saying "everything's fine."
- You keep control. We handle visits, access and coordination. You approve vendors, set budgets, and make the decisions about your tenants and your property.
- Reliability is the product. We can't guarantee what happens on a property we don't own. We can guarantee that when we say we'll be there, we're there, which is why our guarantees are built around our own performance.
- Limited capacity, on purpose. We currently support up to 10 properties. That's a deliberate limit, not a temporary one, so every property gets the attention it needs.
Where we operate
We serve self-managing landlords across North Jersey, currently including Essex, Union, Passaic, Bergen, Hudson and Morris counties. See our Locations pages for details on specific towns.
Tunza Property provides property support, documentation and vendor coordination services. We do not provide real estate brokerage, leasing, tenant placement, rent collection, legal, engineering, code inspection or licensed trade services. Property owners approve and engage independent vendors directly.
